
For many families, the school run now starts long before the first bell – with a hunt for the right postcode. Where you live often determines where your child goes to school, and this plays a huge part in moving decisions.
New research from Santander UK reveals that nearly three-quarters of parents (73%) would pay more to live in the catchment area of a top-performing school. That’s up 11% on last year. On average, parents are prepared to pay a 15% premium, with one in ten willing to stretch beyond 25%. Families are even prepared to move further afield – on average 31 miles – to secure the right school place. That’s nine miles more than just a year ago, reflecting both the rising cost of private education and the new VAT rules now applying to fees.
Here in Lancaster, we see this trend every day. Families searching for homes often put catchment area ahead of house size or even garden space. The LA1 4 postcode is a perfect example. Covering areas such as Bowerham, Greaves and Scotforth, it is especially desirable because all four primary schools are rated Good or Outstanding by Ofsted. This reassurance gives families confidence, and it’s reflected in house prices. Properties here often achieve a premium compared to similar homes in neighbouring areas.
At JDG, we regularly meet buyers who mention school catchments as their number-one priority. It’s a key driver of demand and creates strong competition for homes near the most sought-after schools. For sellers, it’s worth highlighting – homes in these areas often sell quickly, with strong buyer interest.
The effect extends beyond just primary schools. Lancaster’s well-regarded secondaries, along with Lancaster Royal Grammar and Lancaster Girls’ Grammar, both Outstanding, also fuel demand. Living within walking distance or a short bus ride of these schools is a big pull for families.
The link between education and property is clear: people are not just buying a home, they’re investing in their children’s future. That’s why homes in great catchments tend to hold their value, even when the wider market cools.
