Oh, we do like to be beside the seaside…

There’s something magical about living by the coast. Waking up to the sound of the waves, watching the tide ebb and flow, or simply catching a glimpse of the sun setting across the horizon — it’s no wonder that homes with sea views are some of the most sought-after properties on the market.

Here in the northwest, we’re fortunate to have stretches of coastline that are not only beautiful, but also full of character. From the sweeping promenade of Morecambe to the historic charm of Heysham, and from the peaceful shores of Hest Bank to the elevated outlooks of Bolton-le-Sands, our area offers a mix of locations where a sea view is more than just a luxury — it’s part of daily life.

And buyers are willing to pay for it. According to a recent analysis by Rightmove, properties with sea views command, on average, a premium of £88,107 compared to those without. That equates to around 32% more. In some regions, the uplift is even greater: in the East Midlands, sea views add as much as 68% to a property’s value, with the South West following at 44% and Scotland close behind at 43%.

This trend highlights what we see locally. Properties overlooking Morecambe Bay consistently attract strong interest. A Victorian terrace on Morecambe’s seafront, a period cottage in Heysham with views across to the Lakeland fells, or a family home in Hest Bank and Bolton-le-Sands with elevated outlooks towards the Bay — all of these homes tend to sell quickly and at a premium. The reason is simple: rarity. Not every home can have a sea view, which makes those that do all the more desirable.

But the appeal of a sea view isn’t only financial. It’s lifestyle-driven. There’s a certain calmness that comes from looking out across open water. Evening walks along Morecambe promenade, weekend strolls around Heysham Head with its fascinating ruins and coastal paths, or simply sitting at your window in Hest Bank watching the changing tide — these experiences add immeasurable value to everyday life. Sunsets over Morecambe Bay are legendary, often painting the sky in shades of pink, orange and gold. For many buyers, this is the dream: a home where the view itself becomes part of the living space.

It’s also worth noting the long-term investment appeal. Sea-view properties rarely go out of fashion. Generations have been drawn to the coast for health, leisure and relaxation, and that desire doesn’t fade. In fact, as more people work flexibly and prioritise lifestyle in their choice of home, demand for coastal living has only grown.
