Spoilt for Choice This Spring – What It Means for Lancaster Sellers

There’s always something about spring that brings a fresh energy to the property market, and this year is no exception. In fact, across the UK, the number of homes coming to the market is at an 11-year high. That’s the busiest spring market we’ve seen since 2015.

And here in Lancaster, we’re really feeling that momentum.

Buyers right now are genuinely spoilt for choice. There’s more variety, more competition, and more opportunity than we’ve seen in quite some time. But as always, what’s happening nationally only tells part of the story. What really matters is how this plays out locally—and what it means if you’re thinking of selling.

For us at JDG, March has been a fantastic month. From our one Lancaster office alone, we’ve agreed over 40 sales. That’s a strong result in a market where there is more competition than ever.

So, what do these successful sales all have in common?

It’s actually quite simple.

Firstly, presentation. The homes that are selling well are the ones that make a great first impression. Buyers are scrolling through more listings than ever before, so standing out visually—both online and in person—really matters.

Secondly, sensible pricing. With so much choice available, buyers are quick to compare. The properties attracting the most interest are the ones that are positioned correctly from day one. Not necessarily the cheapest, but the ones that feel like fair value when compared to others on the market.

And finally, understanding the competition. This is a big one. Sellers who take the time to look at what else is available in Lancaster—and work with us to position their home accordingly—are the ones achieving the best results. It’s about being aware of your place in the market and making sure your home holds its own.

This ties into the wider picture we’re seeing. With supply levels so high, price growth is naturally being kept in check. Many agents across the UK are predicting modest increases of around 1–3% over the coming year. In a way, that creates a more balanced market—one where strategy matters more than ever.

Affordability is still a consideration for many buyers too, which means pricing carefully isn’t just important—it’s essential. Buyers are willing to move, but they’re also being thoughtful and selective.

The good news? Well-presented, well-priced homes are still selling—and they’re selling well.
