Step 1 – The Valuation

The first step in the journey is establishing this key bit of information – getting it right is essential. It is a fine balance in ensuring it is affordable and attractive to perspective tenants as well as making it a good investment for you and covering all of your costs. We use a variety of resources, research and local knowledge to arrive at a sensible rental price that will help you secure a long term tenant and try to avoid any costly rent arrears by overpricing it and stretching the tenant’s budget.

A member of the team will arrange to meet you at the property to see it in person and discuss the price, any snagging or improvements and advising on your legal requirements. This is always free of charge with no up front costs.

We can offer a fully managed service, this includes:

· Inspect and estimate the rental value of your property
· To Let board available if required / permitted
· Brochure prepared for advertisements and internet
· Accompany all prospective tenants to viewings
· Preparation of the tenancy agreement and legal paperwork with digital signing
· Credit check and verify tenants references including right-to-rent where applicable
· Professional photographic inventory
· Hold rental deposit with The Deposit Protection Service
· Collect rent from the tenant on agreed periodic basis
· Prepare monthly statements to landlord & yearly income and expenditure reports upon request
· Contact the relevant utilities and council tax of a change of occupier
· Make regular inspections of your property
· Deal with all queries and requests from tenant
· Arrange repairs, quotes and maintenance on your behalf using Fixflo Professional
· Manage the check-out process
· Keep you and your property up to date with legislation and legal requirements

An additional service we can provide to landlords is a comprehensive rent protection service, designed to provide peace of mind if a tenant defaults on the rent and/or breaches the tenancy agreement. Given the current climate with people’s jobs and health this can be a useful option for those worst-case scenarios.

If a tenant falls behind on their payments we will send polite reminders but, if we have had no response or payments after 14 days, we make a claim and proceedings will begin to get the rent back. The Rent will be paid on behalf of the tenant, 30 days in arrears every month for up to 15 months or until the property is empty (whichever is sooner). They also cover the legal costs involved in evicting the tenants due to rent arrears.

This is available at a cost of £25 per month (inclusive of VAT). There are certain criteria that the tenant must meet in order to use this service and this will be assessed during the referencing process.
