Step 3 – Marketing

This is where we come into our own – the right marketing is so important in getting your property seen by the right people. We use hight quality cameras, precision lasers and intuitive software to make sure the pictures really pop – we even manage to add a blue sky to the rainiest of outside pictures!

The marketing will start with your property manager visiting the property to get all the raw data together. This will include photos, measurements and a video or 360 tour. If you still live at the property, we need to make sure everything is looking neat and tidy and anything your don’t want on the pictures is moved safely away. The team member will advise on bits and pieces that would look better out of the way, turn lamps and lights on and generally get things looking their best.

Whilst everything is being process on our various systems, they will research internet speeds, phone signals and available TV services in the area. They will also send through an important property fact file for you to fill out which will give us all the information me need to get it marketed and to help manage it if we go down that route – so please get it back to us asap!

Once everything is processed and the advert is assembled, we can then get it live on the market. We try to get properties on the market a maximum on 1 month before you are looking to get someone in as this lines up with the one month’s notice most tenants have to give. Any longer, then it can sometimes become stale on the market as people may want to move in quite quickly.

It will go onto Rightmove, Zoopla and our website, we also have lots of followers on our social media and so we will also do a video or photo post all about your property to get plenty of people interested.
