71 Days to Sell a Lancaster Home – What You Need to Know

If you’re a Lancaster homeowner or landlord thinking about selling, one of your first questions might be: how long will it take to find a buyer?

The answer depends on many factors—location, price, number of bedrooms, condition, and of course, the market itself. That’s why we’ve analysed data for 285 Lancaster homes sold (subject to contract) in the last 3 months to help paint a clearer picture.

How Long Does It Take to Sell?

Across all property types, the average time to sell a Lancaster home was 71 days. Here’s the breakdown by type:

  • Detached homes (38 sold): 99 days
  • Semi-detached (86 sold): 56 days
  • Terraced/townhouses (88 sold): 55 days
  • Flats/apartments (46 sold): 83 days

Note: Some properties fall outside these categories, such as land or commercial units.

Now, by bedrooms:

  • 1-bed homes (19 sold): 83 days
  • 2-bed homes (103 sold): 46 days
  • 3-bed homes (119 sold): 81 days
  • 4-bed homes (30 sold): 83 days
  • 5-bed or larger (8 sold): 191 days

Clearly, two-bedroom homes are selling the fastest. But why do some homes linger on the market while others are snapped up?

Why Do Some Lancaster Homes Take Longer to Sell?

Selling isn’t just about listing a property—it’s about strategy. Two main factors influence time on the market:

The Asking Price

Price your home too high, and it could sit unsold for months. Buyers are savvy. They compare similar properties and quickly scroll past overpriced listings.

In Lancaster, only 59.77% of homes that left the market actually sold. The rest—40.23%—were withdrawn, unsold. That’s a big number.

Top tip: Get honest valuations from multiple agents and check recent sold prices, not just asking prices.

Your Choice of Estate Agent

Not all agents market homes equally. Some are proactive, responsive, and strategic. Others are not. A good agent won’t just list your home—they’ll present it beautifully, follow up on enquiries, and keep you in the loop.

At JDG, we don’t believe in a one-size-fits-all approach. Each home gets a bespoke marketing strategy to highlight its best features and attract the right buyers fast.

Marketing Matters More Than Ever

Online presence is everything. Rightmove, Zoopla, OnTheMarket—this is where your buyer will discover you. That first impression? It’s all about the photos.

Poor lighting, clutter, or even seasonal decorations (like Christmas trees in June) can make a home look tired or overlooked. That’s why we advise refreshing photos as seasons change and always using professional images and 360 tours.

Tip: Ask your agent to update your listing visuals if your home has been on the market for a while. A new set of images can make all the difference.

Timing Is Crucial

Thinking of testing the market at a higher price? That’s understandable—but act quickly if viewings are low. Research from Denton House shows:

  • Homes that agree a sale in the first 25 days are 94% likely to complete.
  • Homes sold after 100 days have just a 56% chance of completing.

In other words, waiting too long to make adjustments could cost you a sale altogether.
