Energy Efficient homes achieve a higher price when sold

Did you know? Homes sold with an EPC rating of A or B in 2021 achieved a 6% premium over properties with an EPC D rating, on a £ per square foot basis. It really does pay in more ways than one to make your home more energy-efficient.

Energy efficiency is becoming more important to buyers as a result of escalating bills and concerns about fuel security. You only have to look on social media and there are lots of posts about people’s energy bills rising and concerns as to how they are going to afford it. There are people sharing tips on how to keep warm. But seriously, is wearing warmer clothes and drinking hot drinks really a long term solution????

More and more people are looking at energy-efficient homes. Several years ago, the Energy rating on the EPC was almost ignored. Now people are taking a closer look. It’s a genuine concern.

The good news is that there are options out there for people. In his Spring Statement on 23 March 2022, the Chancellor announced the scrapping of VAT on materials and installation of energy efficiency equipment for homes. There is 0% VAT on solar panels, heat pumps and insulation. It’s something we are seriously considering.

Other incentives for improving your energy efficiency are also out there. Check out the “green mortgage” where you can get preferential mortgage rates. Looking into the future – the Energy Efficiency Infrastructure Group are lobbying for a reduction in SDLT for energy-efficient properties. Watch this space on that one!

To also cut down on my carbon footprint and save on fuel costs, I’m going electric with my car. I’ve already got range anxiety (the fear of running out of charge). The car arrives next week. If so give me around town, give me a wave!!
