EPC essentials – Watt you need to know

I think most landlords are now aware that the government decided to scrap the regulation changes that all newly rented, rental properties had to have a rental rating of at least a C by 2025!

Some landlords have felt great relief at this. After all, Lancaster has lots of period terrace homes and despite the fact many have energy-efficiency boilers, double-glazed windows and extra attic insulation, they still fall short of a C and quite possibly always will given the nature of the building.

Some landlords though are frustrated. They have spent lots of money already getting their properties up to scratch – some up to £20,000 and others are angry that the slum landlords that this regulation needs to tackle, will continue to get away with poor standards.

Today though I wanted to look at the positives, for those landlords who have already invested and those landlords who have a higher EPC rating already.

First of all, research shows 4 out of 5 landlords have already taken steps to ensure their rental property complies with almost half having invested anywhere between £500 – £20,000 on energy efficient improvements.

This won’t be in vain. Landlords with modern, energy-efficient properties will attract better renters plus they will already be prepared for any future legislative change. Over three-quarters of renters surveyed said that EPC rating was important, after all, nobody wants high energy bills! Additionally, over two-thirds of buyers are also interested in EPC ratings, so this is important for when the time comes to sell, the positive being your property will sell more easily and achieve a better price!
