The demand for property in Lancaster and Morecambe continues to rise

Are you thinking of selling your home but are worried you might have missed the boat now that the stamp duty holidays are coming to end? Don’t be, property demand is still is 22% higher than it was 12 months ago and has only tailed off by 7% since the first holiday ended on June 30th.

Take a look at the graph above which highlights the key times in the UK Housing Market. People still want to move and in Lancaster and Morecambe, property is still very afforadable, especially when you compare to other parts in the UK.

Phase two of the stamp duty holiday ends in September. The maxiumum saving a buyer will make is £2500 and don’t forget first time buyers don’t pay stamp duty upto £400,000 anyway. It will make no difference to them.

People are moving for more reasons than a small saving. Take today’s clients, the first couple are having a baby – they need a 4th bedroom. My second client is getting divorced- they will sell one house, but end up buying two. And sadly my 3rd valuation was a probate. My point is – none of these people are moving to save on stamp duty!

People are still moving for space, they need for a home office is still high on buyers priorty lists. Gardens are still key for many.

This month alone we have registered another 94 new buyers on our database and they all know that they will now miss the stamp duty deadline. It does not deter them for moving. A home we have just put up for sale in Newton has 26 viewings booked in. Property is in high demand…..
