The green, green grass of Lancaster homes

As the cool Spring turns into what is looking like a warmer Summer, buyers’ attentions start to turn more towards the outside space a home has. Demand soars for homes with gardens, useable back yards and apartments with balconies.

We always advise our clients at this time of year to really show off their outside areas. Lawns should be mowed, patios and decks power washed and outside furniture set up complete with cushions. People with yards should invest in some colourful planters and hanging baskets, just to add colour and brighten up their outdoor space. It all helps.

Research shows that across the Northwest 97% of homes have gardens. This figure was higher than I thought, given the fact that I am used to terrace homes with backyards and walled courtyards – after all, Lancaster is a city. Of course, as you head into the suburbs and villages, many homes do have gardens.

In the northwest, the average garden size is 241m2. This is considerably smaller than the South East, however, we do make up for it with lots of countryside and parks!

The size of a garden holds increasing importance, in the past many buyers were looking for gardens where their kids could play, have a trampoline, or even a swing and see-saw. Now many homeowners want larger gardens so they can have a garden office as work-from-home looks set to stay for many.

Recent research also highlights a substantial 39% price difference per square foot between homes with the largest and smallest gardens. This emphasises the value and desirability of generous outdoor spaces in today’s market!
