Are you worried about the energy efficiency of your Lancaster or Morecambe home?

This week I wanted to talk about the energy efficiency of your home. How do you feel about it? It transpires in the latest research by the Home Builders Federation that almost 3/4 of people are concerned.

EPCs (Energy Performance Certificates) were first introduced in the UK back in 2008. They are there to let you know how energy efficient a home is. I’ll be honest – despite the fact it being a legal requirement to have one to sell your home, buyers weren’t interested in them. It made no difference in which house or where they bought and people paid very little attention to them. They are starting to look closer at them now.

Fast track to 2022 and the rising costs of energy and fuel are on many people’s minds. According to a recent survey by the Home Builders Federation, almost three-quarters of people are worried about the energy efficiency of their homes given the ongoing energy crisis. It’s something we are seeing lots on social media and we know many people have now started switching off appliances at the sockets in an effort to conserve power. I have memories of my Dad shouting at me and my sister as children as to who had left the big light on. Now in my 40’s I understand better why!

It is interesting that the highest levels of concern are among females (81%), those aged 35-44 (86%) and those living in the social rented (82%) and private rented sectors (80%). The female bit surprised me although I will admit to being concerned myself, hence my recent swap to an all-electric car.

What is also really interesting is that 1 in 4 of those who are worried about their homes being energy efficient say that when they buy their next property, its energy efficiency will be crucial. Buyers were also questioned as to what they are looking for. If your home has any of these, it’s worth making sure they are highlighted in your marketing!

  • Insulation (51%)
  • Double/triple glazed windows (50%)
  • Energy efficient appliances (39%) and
  • A heat pump/ modern condensing boiler (21%

We’ve also discussed in past articles that buyers are showing interest in homes with electric car chargers and don’t forget energy-efficient homes tend to sell for a 6% premium. Maybe it is worth investing in your homes energy – you’ll save money off your bills, you’ll be kinder to the planet, you’ll make your home more saleable and you could achieve a higher price when you come to sell!
