How long does it to find a buyer in Lancaster?

If you’re a Lancaster homeowner or landlord considering selling in the next couple of years, one question usually comes to mind: how long will it take to find a buyer?

We’ve been looking closely at the data for Lancaster, and the results are eye-opening. Over the last three months, 282 homes sold across the city, but how quickly they found buyers depended very much on the type of home and number of bedrooms.

On average, it took 52 days for a Lancaster property to go under offer. But look closer, and there are big variations.

By property type in Lancaster:

  • Flats/apartments: 38 sold, average 104 days
  • Terraced/town houses: 94 sold, average 34 days
  • Semi-detached homes: 97 sold, average 50 days
  • Detached homes: 32 sold, average 117 days

By number of bedrooms in Lancaster:

  • One-beds: 20 sold, average 110 days
  • Two-beds: 79 sold, average 50 days
  • Three-beds: 127 sold, average 50 days
  • Four-beds: 43 sold, average 46 days
  • Five-beds or more: 11 sold, average 62 days

These figures cover Lancaster city centre plus a two-mile radius and are based on homes that reached Sale Agreed (Sold STC).

But here’s the detail that often gets overlooked: not every home sells.

Since January 1st, only 56.48% of the Lancaster homes that left estate agents’ books actually sold. The other 43.52% were withdrawn unsold. Put simply, just under half of those who tried to sell in Lancaster never moved.

So, why do some homes sell and others don’t?

It really boils down to two things: price and marketing.

1. The importance of pricing your Lancaster home

Pricing is the single biggest factor in securing a successful sale. If your home is priced too high compared to similar properties, buyers will simply ignore it. Many sellers are tempted to “test the market” with a higher figure, but the statistics show this often backfires.

Research from Denton House (using TwentyEA data) highlights just how crucial timing is. If your home goes under offer within the first 25 days, there’s a 94% chance the sale will proceed to completion. Leave it on the market for over 100 days (often after a price reduction), and the chance drops to just 56%.

In short: time is the enemy.

When choosing an estate agent, don’t be swayed by the one who suggests the highest asking price. The only true measure of value is what a buyer is willing to pay. The right agent is the one with a clear strategy—someone who knows how to attract buyers, generate competition, and secure the strongest offer.

2. The power of marketing your Lancaster home

Even with the right price, your property still needs to stand out. Buyers make split-second decisions when scrolling through Rightmove or Zoopla. Poor photographs, out-of-date seasonal images, or uninspiring descriptions can mean your home is dismissed before anyone books a viewing.

Professional photography, accurate floor plans, engaging descriptions, and increasingly, video tours and 360-degree walkthroughs, all make a huge difference. Done well, they widen your audience, increase viewings, and ultimately drive stronger offers.

The averages hide the reality—some homes sell quickly, others linger. Your agent, your pricing, and the quality of your marketing are the three key ingredients that will decide which side you fall on.
