Lancaster and Morecambe Property Buyers want to be better informed

You may have noticed some changes at JDG in the 12 months. We have totally changed the way we do our brochures and the way we present our properties. And we have done it for you!

During the first lockdown, we had some time on our hands. We decided to ask past clients what they wanted to be included in an estate agent’s property details. The results were very interesting and re-defined the way we do things. Basically, buyers wanted more upfront information!

Our new brochures are available in both a printed version and also interactive. We display so much detail upfront including the title deed, any leasehold information, plot size, house size, EPC detail in depth, broadband speeds and even school information.

But did you know this? In a recent independent survey, 54% of people questioned said they were less likely to buy or rent a property if this information was missing. We knew from past surveys people wouldn’t book to view if there wasn’t a floorplan, but this just shows people really do want to know more.

From the end of May 2022, it will become essential that all property listings for both sales and rental property must include a property’s price, council tax band or rate and for sales, tenure information. The new rules, announced by the NTSELAT, are the result of their research which found 90% of home movers and renters would prefer to find detailed information when searching on a portal. Luckily we are ahead of the curve on this one!

Later changes are set to be backed by legislation and will make compulsory the inclusion of details including utilities, flooding risk and non-standard features such as restrictive covenants. The details estate agents are going to have to include will soon be more than pretty pictures!
