Extend or Move in Lancaster in 2025?
If you’re a homeowner in Lancaster, chances are you’ve asked yourself this question at some point: do we extend, or do we move?
It often starts the same way. The kitchen feels too small. The spare room has been through several lives — first an office, now a dumping ground. The kids need their own space, or perhaps you’re dreaming of a proper bedroom with an ensuite. For years, the natural answer was to extend. But in 2025, the sums don’t always stack up as neatly as they once did.
This guide isn’t about giving you the “right” answer — it’s about helping you weigh things up with clear numbers and a bit of local knowledge.
The maths behind extending
Extensions really come down to two figures:
- What it adds in value.
A simple way to think about it is floor area multiplied by what buyers in your part of Lancaster are paying per square foot. Over the past 12 months, the average figure across Lancaster has been around £243 per sq. ft. - What it really costs.
This isn’t just bricks and mortar. You need to allow for VAT, professional fees, approvals, and a contingency fund. A realistic “all-in” cost for a single-storey extension in 2025 often comes in around £367 per sq. ft once everything is added up.
Straight away you can see the challenge: you may spend more per square foot building the space than buyers are willing to pay when valuing it. That’s why two-storey projects sometimes make more sense, as the second floor is usually cheaper to add.
A quick example
Take a modest single-storey 200 sq. ft extension.
- Cost: about £73,400
- Value added: roughly £48,600
On paper, you’re spending more than you “get back.” Double-storey extensions close the gap, but the figures are still tight.
Beyond the numbers
Of course, life isn’t lived on a spreadsheet. Here’s where extending still makes sense for many Lancaster homeowners:
- You love your area. Schools, neighbours, commute, clubs — these aren’t easy to replace.
- Tailored space. An open-plan kitchen-diner that truly works, a utility room to swallow muddy boots, or a snug that keeps the TV out of the main room.
- Energy upgrades. New walls, glazing and services can lift the whole house’s performance.
- Avoiding moving costs. Stamp duty, fees, removals and the stress of a property chain add up quickly.
But there are also drawbacks:
- The hidden extras. VAT, professional fees, party wall agreements, landscaping — it all adds up.
- Fixed costs. Small extensions don’t always represent good value, as setup costs remain the same.
- Design risks. Poor layouts or loss of natural light can undo the benefit of the extra space.
- Time and disruption. Dust, noise and builders on your driveway for months.
When moving might be the better option
There are times when it makes more sense to move than extend:
- The value gap is too wide. If your local £ per sq. ft sits well below build costs, extending rarely adds up financially.
- The right home already exists. If you can find a property in Lancaster with the layout you need, you avoid months of disruption.
- Shorter horizons. If you plan to move again in five years, you may not enjoy the benefits long enough to justify the spend.
A simple checklist for Lancaster homeowners
- Know your £ per sq. ft. Ask a local estate agent (like us) for recent comparable sales.
- Price the whole project. Not just the build — include VAT, fees and contingency.
- Run the break-even. Compare the all-in cost to the likely added value.
- Sense check with your future self. Will it make day-to-day life better for your family over the next decade?
The bottom line
There isn’t a one-size-fits-all answer. In parts of Lancaster where buyers pay £300+ per sq. ft, a well-designed two-storey extension can be worthwhile. In areas closer to £180 per sq. ft, moving may make more sense.
