
Spring has always had a bit of momentum about it, and in Lancaster and Morecambe, that really shows when it comes to the property market.
After the quieter winter months, we see buyers come back with renewed confidence. Lighter evenings, better weather and the feeling of a fresh start all play a part. Quite simply, spring is when more people decide it’s time to make a move.
The figures back this up. February and March consistently stand out as two of the best months to list a home. Nearly seven in ten homes — 66.3% — that came to market during these months went on to successfully complete. That’s noticeably higher than the average completion rate of 55.5% seen across 2025 as a whole. More serious buyers, more agreed sales, and more moves actually happening.
Speed matters too. February is one of the fastest months to secure a buyer, with homes taking around 51 days on average to agree a sale — matching January and slightly quicker than later in the year. March and April are close behind at around 52 days. In practical terms, that means less time wondering where you stand and more certainty once your home is launched properly.
Locally, we’re also seeing confidence return as 2026 gets underway. Mortgage rates have eased compared to recent highs, giving buyers a clearer picture of what they can afford. At the same time, there’s a healthy level of choice across Lancaster and Morecambe, which encourages people to view, compare and make decisions — rather than sit on the sidelines.
Spring is also when homes tend to show at their best. Gardens start to come back to life, natural light improves photographs, and streets feel brighter and more welcoming. Those small details really do influence how buyers feel when they walk through the door or scroll through listings online.
Of course, timing alone doesn’t sell a home. Getting the price right from day one, presenting the property properly and making sure it reaches the right buyers are what turn spring interest into a sold board.
