When is the best time to sell your Lancaster home?

We are often asked by clients when is the best time to sell my home? It’s a common question asked by many.

The Lancaster housing market isn’t seasonal. Homes sell throughout the year. Even December is busier than many people expect, just not as busy as the Spring!

Over the past five years (excluding 2020), Rightmove reports that the number of buyer enquiries per property for sale has been highest during March, April and May. It’s no surprise – the weather is better, gardens look prettier and Christmas credit card debts tend to have been paid off! Plus Easter is a time when many people have the time to do those final jobs around the home before listing their home for sale.

We are now mid-March and currently across the UK, around 75% of properties are successfully finding a buyer, compared to a historical average of around 50%. At JDG it is even higher – 86% of all our homes listed for sale are SSTC!

What is also interesting is that properties are selling, subject to contract, 20 days quicker than the five-year average. Buyers really are snapping homes up quickly when they see something they like. The ones which are overpriced or poorly presented seem to be the ones that are sticking.

With interest rates anticipated to rise in small increments over the course of 2022, plus the general cost of living also rising, spring could be a good time to move!
